Thailand’s economy has faced a well-documented series of challenges in 2025, from a sharp drop in Chinese tourists to political upheavals and global trade pressures. HSBC said Southeast Asia’s third-largest economy has suffered “a rare misalignment of events” and has been “swimming against the tide for quite some time now”.

However, an analysis of the property and hospitality sectors reveals resilience and opportunity.

Industry leaders acknowledge the headwinds. As Anawin Chiamprasert, head of research and consultancy at JLL in Bangkok, notes, the market has faced “a series of highly unfortunate events.” The office sector, in particular, has been tested by a surge in new supply and evolving tenant demands.

Yet, this super competitive environment is bringing innovation and changes. According to CBRE, recent events have amplified a decisive “flight to quality” that is “raising the bar for new construction and redefining what tenants consider acceptable.” This is creating a pronounced bifurcation in the market. Premier developments like One Bangkok and One City Centre are commanding significant rental premiums and achieving high occupancy, demonstrating that demand is robust for best-in-class assets. As JLL’s Chiamprasert confirms, “Bifurcation is the most accurate reflection of what’s happening in the market right now,” underscoring a strategic opening for premium property investments.

In the hospitality sector, the story extends beyond the plunge in Chinese arrivals. Data from Knight Frank reveals a crucial shift: the steep fall has been “partly compensated by strength in its other source markets such as South Asia.” This successful diversification by TAT has underpinned solid sector metrics, with Knight Frank reporting a 3.3% rise in average daily rates in Bangkok and stable occupancy in key destinations like Phuket.

For developers, the luxury segment continues to demonstrate notable strength. Thailand remains a dominant force in Asia’s branded residence market. Analysis from C9 Hotelworks confirms that Thailand has the largest number of launched units available for sale in the primary market among lead Asian destinations, indicating sustained developer and investor confidence in the high-end segment.

The challenges of 2025 have undoubtedly taken a toll, yet they have also sharpened the focus on quality, diversification, and adaptability. The performance of prime office assets, resilient tourism streams, and the robust luxury real estate market provides compelling reasons for strategic investors to find opportunity.
